Concrete Surface Peeling
Problem: If a thin layer of the surface of the concrete slab is peeling, it can be a result of two common installation errors.
When the concrete sets to fast before the finisher can complete his job additional water is add to the surface to extend the working time before it sets again. Adding water weakens the concrete strength and durability. This damage it is not noticeable until the first freeze/thaw of the year.
When the concrete is expose to ice or snow and then it melts the water penetrates the concrete and freezes at night. When the water freezes it expands and pushes the weak thin layer upwards creating the peeling (know as spalling).
A second reason for peeling is when the surface of the concrete dries to fast during installation it prevents the concrete from curing completely and creates a week surface. The surface then peels when it is expose to winter.
The harsher the winter and frequent freeze/thaw cycles will accelerate the peeling problem.
In some cases, new driveways will peel after the first winter or after several winters depending on the weakness of the surface. I some cases older driveways will remain in great condition for many years and then suddenly after many freeze/thaw cycles they will peel. Without professional testing, it is impossible to know how strong the surface of the concrete is.
Solution: Once the surface starts peeling the application of a penetrating sealer will reduce water penetration therefore slowing down the peeling process. If the concrete is new, a penetrating sealer will reduce the possibility of peeling. There is no product that will prevent a week surface from peeling. No reputable sealer manufacturer will guarantee that their product will prevent or completely stop the peeling problem. Penetrating sealers do not fill or change the surface of the concrete.
